WELCOME TO OUR WORLD-CLASS SMART CITY
where you can build a meaningful life in an inclusive community.
A City of Connection
Waterfall City is a place where you can connect all aspects of your life, be it living, business or leisure.
Exactly where you need to be
Ideally located between Johannesburg and Pretoria, on a 2 200 hectare piece of land triangulated between Kyalami, Midrand and Woodmead, Waterfall City is in the perfect position to cater for the huge demand for offices, shops, restaurants, homes and logistics space caused by the massive growth in the area. Getting in, out and around is quick and easy, with access from three of the busiest highways in the country.
All roads lead to Waterfall City
Travelling to, from and around Waterfall City is a breeze! You can reach it from Pretoria via the N1 and R55, and from Sandton and Johannesburg via the M1, N1 and N3 highways, plus the R55. In terms of public transport, the Midrand Gautrain station is only 4km away with two dedicated Waterfall City Gautrain busses, while there are also single-trip taxis between Waterfall City and greater Tembisa, Midrand, Alexandra, Randburg and Johannesburg CBD. For the high-flyers, the O.R. Tambo, Lanseria and Grand Central airports are all within a 31km radius, with South Africa’s only heliport situated in the Waterfall City Logistics Precinct. And to ensure fuel convenience, there are a number of filling stations on the development.
Connecting efficiency and convenience with quality of life
Waterfall City’s road, water, connectivity, waste management and energy infrastructure have all been future-proofed to accommodate the expansion of the city. More than R1 billion has already been spent on upgrading the ancillary road network to improve access to Waterfall City, while the high quality, well-maintained internal road infrastructure was built based on holistic traffic studies. Erosion due to stormwater is controlled through the building of attenuation dams that form part of the green belt. Waterfall City’s world-class fibre optic network is fully integrated with all other utility infrastructure, while in terms of our energy infrastructure, there are six substations in Waterfall City supplying 180MW of power. And finally, waste disposal is managed as sustainably as possible, with the focus on diverting waste from landfills and creating a circular economy.
Keeping you up to speed
Waterfall City boasts a world-class open-access fibre optic and wireless communication network. There is currently over 700km of installed duct infrastructure on the development and the network is fully redundant, resulting in limited to no downtime. In addition, there are 33 cell masts in Waterfall City, guaranteeing great reception. The GO Waterfall app, developed specifically for those living and working in Waterfall City, has become part of daily life, creating a more tight-knit community. On the work front, we custom-build premises to specific requirements, using cutting-edge architecture to integrate technology with efficient workspaces, resulting in some of the smartest buildings in the country.

A green environment that’s good for you and the planet
Waterfall City has been built according to sustainable principles and practices, ensuring that every development, be it commercial, logistics or residential, is efficient, cost-effective and eco-friendly. Our landscaping focuses on indigenous, water-wise plants, while alternative energy powers our homes. The Waterfall City CBD boasts 31 green-rated buildings to date, with rainwater harvesting and back-up power enabling business continuity during outages. Many retail buildings employ solar panels, the greatest example being the Mall of Africa, which features the world’s largest integrated rooftop Solar PV/diesel hybrid solution, saving up to 8 034 tons of CO2 every year. In Waterfall City, we aim to keep our carbon footprint small, our air pollution low and our energy efficiency high.
Improving efficiency, sustainability and quality of life through technology
For most, a Smart City is a place where technology rules and Wi-Fi is free and fast. But peel back a city’s layers of traffic, security, water, power, sustainability, waste management, etc. and you’ll discover that a Smart City is made up of a few other things besides good Wi-Fi. At Waterfall City, we employ our world-class technology infrastructure to enable advanced data processing and system integration, with the goal of making our city management more efficient, our communities happier, our businesses more prosperous and our environment more sustainable.
