The two Gateway Office buildings are situated on one of the most prominent sites in Waterfall City at the entrance from Allandale Road and the Northern entrance of the Mall of Africa. The central piazza between the buildings is designed to be a corporate square and urban green open space for the buildings – ideal for informal discussions or lunch breaks.
Each of the Gateway buildings will comprise of approx. 13,611m². Each building has dedicated basement parking bays with easy and direct access to Mall of Africa parking in the event of overflow requirements. The total parking ratio provided is 4 bays /100 m².

Completion of the Gateway West building will be November 2017.
The floor plates range from ±1,300m² – ±2,000m² and are easily sub-divisible around shared services and circulation space. All basement and ground floor entrances will be biometrically access controlled.
The buildings are intended to be Silver LEED rated (4 Star Green equivalent). The energy efficiency achieved will result in direct long-term sustainability benefits.
All rentals quoted above are estimated for 2017 and may be subject to change. All rentals are exclusive of VAT.
There will be a TI Allowance of R800.00 per sqm offered on the useable area.
Escalations are at 8% for Nett Rental and 8.5% for Ops Costs.
